Site Investigation Overview:

The proposal comprised residential blocks of between 4 and 7 storeys with 176 flats and a retail area (538.93sqm)
within the northern portion. The redevelopment included hard landscaping such as access roads, driveways and pavements and soft landscaping such as communal garden and public open space.

The works comprised a robust intrusive ground investigation which was designed based on a 2-phased approach, that
was, prior to and after the demolition of the former super-market occupying the northern half of the site. Thus,
recommendations were initially given to the design team regarding the proposed foundation solution (piling), which were subsequently finalised based on the supplementary data derived from the area previously occupied by the supermarket.

Furthermore, the preliminary contamination assessment allowed for the main on-site hazard to be identified (asbestos); maintaining direct contact with the Local Authorities from day one and using our expertise on the very subject. From this Soils Limited articulated an extensive plan for assessing in detail the extent of asbestos contamination following the removal of the building, which led to an agreement between the relevant parties regarding the remedial way forward in the form of a robust Remediation Method Statement.

The project is a great example of the advantages of liaising with both the Client’s team and the Local Authorities, ensuring smooth transitions between stages, therefore eliminating unnecessary costs due to delays or errors,
especially during the demolition process, considering the sensitive nature of the main contaminants (asbestos).
