Plaistow Hub (London Road & Valetta Grove Sites)

Project Overview:

The proposed development was to comprise a part 21, part 23 storey marker building adjacent to the station, with the creation of a new public space fronting Plaistow Road, complemented by a three-storey commercial building fronting Plaistow Road containing the retail and gym elements. The London Road tower, the taller of the two buildings, includes a two-storey café building at the base adding a human scale to the public space.

 Site Investigation Overview:

The works comprised a robust intrusive ground investigation which was designed to obtain adequate data on the two sites (London Road and Valetta Grove) regarding geological, geotechnical and geo-environmental conditions to enable the client and their designers a cost-effective design and construction of the project.

Originally, the London Road site was a public car park which was adjacent to Plaistow Underground Station while the Valetta Grove site was adjacent to very narrow residential streets. Soils Limited liaised with the stakeholders and ensured that the site works progressed smoothly without any issues with the use of the site and its surrounding areas.

 What Soils Limited Brought To The Table

Soils Limited liaised with both the Client’s team

and the Local Authority and ensured smooth progress of the works thereby removing unnecessary costs and delays, considering the sensitive nature of the site. The Valetta Grove site had its entrance close to residential parking and access route to the emergency services. We managed to undertake the site works which took almost three weeks onsite without any issues with the residents or the emergency services. Valetta Grove site also had a sewer of 1.20m diameter across the site, and we had to undertake investigation around. We had it surveyed and followed with careful hand excavation for its exposure.

-9No. Hand and excavated trial pits to reveal existing foundations of the retaining walls onsite

-3No Shored Hand excavated trial to reveal existing sewer

-6No. Cable percussive boreholes

-8No.Soil gas and groundwater monitoring wells

-Soil gas and groundwater monitoring

-Laboratory contamination testing

-Laboratory geotechnical testing

-Interpretative reporting.

Foundation Proposal

Given the anticipated foundation loads of the proposed developments and the significant thickness of Made Ground across the site and weak natural soil underlying the Made Ground, various foundation options were proposed. However, piled foundation solution appeared to be the most viable options given the sites and surrounding settings and the ground conditions.
