Project Overview:

The proposal involved converting the Town Hall Annexe building into block of apartments with two storey floor extension creating one, two and three-bed homes, with a total of  185 new homes.

 

Site Investigation Overview:

Soils Limited was commissioned to undertake phased intrusive ground investigations and to supply the client and their designers with information regarding ground conditions. This was particularly challenging due to the Town Hall being a listed building.

Added to this challenge was that the site building was still in use, meaning engineers had to work around these activities. Therefore, Soils Limited liaised with the stakeholders and ensured that the site works progressed smoothly without any issues to the operations in the building and its surrounding areas.

 

What Soils Brought To The Table:

Soils Limited liaised with both the Client’s team and the Local Authority, removing unnecessary costs and delays as well as considering the sensitive nature of the site. The activities taking place around the site building meant that a  well planned programme and collaboration was going to be keen, something which all stakeholders were keen to ensure.

The site works comprised:

– Windowless sampler boreholes

-Dynamic probes

-Hand excavated trial pits to reveal existing foundations with shoring.

-3No Hand excavated trial to reveal existing high voltage cable

-Cable percussive boreholes

-Soil gas and groundwater monitoring wells

Foundation Proposal:

Given the anticipated foundation loads of the proposed development and the listed status of the building on site, the analysis was carefully approached.

With the building having a basement which was anticipated to have a significant loadings. Various models were considered, with the eventual conclusion that the existing foundations were cable of supporting the additional foundation loads. Good news to the client and the design team!
